What Is a Clinic Worth in Dubai? A Valuation Guide

A clinic's value in Dubai depends far more on licensed scope, trading status and lease terms than on floor area. This guide sets out the drivers of asking price and typical ranges by facility type.

What drives clinic value

Floor area is one of the weakest predictors of what a clinic is worth. Across the facilities we currently list, asking prices work out between AED 5,500 and AED 26,500 per square metre — a spread of nearly five times, driven mostly by fit-out age and location rather than size. What actually moves value is licensed scope, trading status and lease terms.

  • Licensed scope — a facility with broad, hard-to-obtain approvals (a wide specialty list, a procedure room, a hair-transplant or laboratory licence) is worth more, because approvals attach to the facility and older ones often cannot be replicated today.
  • Trading status — a profitable trading clinic is priced on earnings; a dormant one is priced on replacement cost.
  • Lease terms — a long lease substantially below market is a durable margin advantage; a high rent relative to the district is a drag.
  • Fit-out age and location — a newer fit-out with no near-term capex, in a strong district, commands a premium per square metre.

Asset sale vs business sale

A non-trading facility is sold as an asset and licence sale: with no revenue, no active patient book and no team, an earnings multiple would be meaningless, so the price reflects what recreating the position would cost — the licence with its approved specialties, a medical-grade fit-out that has passed inspection, and the installed equipment inventory.

A trading facility is valued on a multiple of earnings. As a worked example from our current list, a dental clinic with net profit around AED 600,000 asking AED 5,500,000 prices at roughly 9.2 times earnings — a fair multiple for a facility only two years into its licence, where the earnings curve should still be climbing.
