A poly clinic in Jumeirah, Dubai is available at AED 3,500,000. The facility has been licensed since 2012 and is empanelled with five insurance providers: Almadallah, Enaya, NextCare, MetLife and Mednet. Annual rent is AED 550,000.
Almadallah, Enaya, NextCare, MetLife and Mednet.
Panel transfer is subject to each provider's own approval process. Current panel documentation is released under NDA.

Health insurance is mandatory for residents in Dubai. That single fact splits the private clinic market in two. A facility on an insurer's panel can treat that insurer's members and bill the insurer directly. A facility that is not can treat them only if they pay cash, and most will not when a covered alternative sits nearby.
Empanelment is granted facility by facility and insurer by insurer. It takes months, it involves credentialing and audit, and it is not guaranteed. A buyer who acquires a clinic without it spends the first year of ownership applying, with no certainty of the outcome and no claim revenue in the meantime.
Five providers, including two of the largest third party administrators in the market and one international carrier, is a position that took years to assemble. Transfer is subject to each insurer's own process, which is one of the first things we address in due diligence.
The clinic has held its licence since 2012. Fourteen years of continuous operation at one address carries two things a new facility cannot buy.
The first is patient recognition. A clinic that has been in the same place for over a decade is known to the people who live around it, and that recognition does not appear on any asset register but shows up in the appointment book.
The second is regulatory history. Facilities licensed under earlier frameworks sometimes hold approvals that would be difficult to obtain under current standards, and a long compliance record is also what insurers look at when they review a panel. Confirming what the licence permits today is part of licensing and compliance review.
MedGrowth currently lists three facilities at AED 3,500,000. That is unusual, and it makes the comparison easy to run, so we will run it here rather than leave a buyer to guess.
One carries lower rent, at AED 330,000 against AED 550,000 here. One is an independent villa with a stated room count. This one has the insurer panel.
Rent is a cost and it is fixed. Insurer empanelment is revenue and it compounds. For a buyer whose model depends on insured patient volume rather than cash treatment, a panel of five providers is worth considerably more over a lease term than AED 220,000 a year of rent saved. For a buyer running a cash aesthetic practice, the reverse is true.
Which is the right answer depends entirely on the practice being moved in, and that is the conversation we have with buyers before they choose. Our guide to what a healthcare facility is worth in Dubai sets out how to weigh the two.
Jumeirah is among Dubai's most established residential districts, with a settled population rather than transient footfall. For a clinic built on repeat appointments and insured patients rather than one off procedures, a resident catchment is what fills a diary.
Buyers acquiring a UAE business frequently ask about long term residency. Dubai's General Directorate of Residency and Foreigners Affairs lists an investor or partner in a UAE company, with an investment or share in company assets of at least AED 2 million, among the routes to Golden Residency. Supporting evidence typically includes a valid trade licence, a certified financial report, company bank statements and tax documentation. Golden Residency is issued for five or ten years depending on the qualifying category, is renewable, does not require a sponsor, and allows the holder to sponsor a spouse and children. We work with investors and family offices on structuring acquisitions with this in mind.
Residency routes and thresholds are set by federal and emirate authorities and can change. Eligibility depends on the individual applicant and the transaction structure, and should be confirmed with qualified immigration counsel before an offer is made. Nothing on this page is immigration, legal or tax advice.

One carries lower rent at AED 330,000. One is an independent villa with a stated room count. This one holds the insurer panel. Rent is a fixed cost, empanelment is revenue, and which matters more depends on whether the incoming practice bills insurers or takes cash. We advise buyers on that choice directly.
